Housing subsidies in Chile
The Chilean government offers various housing subsidies that provide state support for homeownership. These programs are administered by MINVU (Ministry of Housing and Urban Development) and managed through the regional SERVIU office.
Main programs
DS1: Subsidy for middle-income families
Decreto Supremo 1 is aimed at middle-income families who can supplement the subsidy with their own savings and a mortgage.
- Maximum property value: Up to 2,200 UF
- Subsidy amount: Between 100 and 500 UF depending on the tier
- Requirements: Minimum savings in a housing account, registration in the Social Household Registry
- Tiers:
- Tier 1: Properties up to 1,100 UF
- Tier 2: Properties up to 1,600 UF
- Tier 3: Properties up to 2,200 UF
DS49: Solidarity Housing Fund
Aimed at vulnerable families without significant savings capacity or access to mortgages.
- Maximum property value: Up to 950 UF
- Subsidy amount: Covers virtually the entire property value
- Requirements: Belong to the most vulnerable 40% according to the Social Household Registry, minimum savings of 10 UF
- Options: Build on own land, purchase new or used housing
DS19: Rental subsidy
For families needing a transitional housing solution.
- Amount: Monthly subsidy for rent payment
- Duration: Up to 8 years
- Requirements: Not be a property owner, meet vulnerability criteria
How to apply
- Register in the Social Household Registry at your municipality
- Open a housing savings account at BancoEstado or another bank
- Accumulate the minimum savings required for your chosen program
- Apply during SERVIU calls that open periodically
- Wait for selection: Results are published on the MINVU website
Considerations for the Aysen Region
- The region has additional subsidies for extreme zones and isolation
- Construction timelines may be longer due to climate and logistics
- SERVIU Aysen has offices in Coyhaique for in-person guidance
- Special improvement programs exist for existing homes
- Extreme zone subsidies may be more generous than in other regions
