Puerto Rio Tranquilo is a village in the Comuna de Rio Ibanez, on the northern shore of Lago General Carrera and on the Carretera Austral. Around 500 permanent residents, with property demand driven almost entirely by tourism and second-home buyers. Current supply: existing houses and cabins (UF 4,000 to UF 12,000), town lots (UF 2,000 to UF 4,500), peri-urban parcels with lake view (UF 4,000 to UF 9,000), and direct lakefront land (UF 6,000 to UF 15,000). Many properties run as tourist accommodation during high season, with strong seasonal returns December through March. The Carretera Austral is paved through this stretch, enabling year-round access. Verify final construction reception and tourism-use permits if buying for rental, grid-connection feasibility, and registered water rights. Supply is tight and prices have trended up since paving completed.
